First- time home buyers incentives

There are three main incentive programs for first-time home buyers:

1. Land transfer tax rebates, which rebate some or all of your land transfer tax.

2 The Government of Canada First-Time Home Buyer Incentive, which allows you to share part of your home's ownership with the government.

3. The Home Buyers’ Plan, which allows you to withdraw up to $35,000 (since March 19, 2019) from your Registered Retirement Savings Plan (RRSP) without any penalties or taxes.

Update to the CMHC First-Time Home Buyer Incentive

On May 4th, 2021, the CMHC First-Time Home Buyer Incentive Program was expanded for buyers in the Toronto CMA, Vancouver CMA, and Victoria CMA. The new income eligibility threshold is now $150K (up from $120K) and the new home price limit is now 4.5 times household income (up from 4 times) for buyers in these three regions.

How much i have to put down in order to avoid CMHC?

By putting a minimum down payment of 20% you can avoid paying CMHC insurance. If you put a down payment of less than 20% on your new home, your mortgage is considered a high ratio loan (ratio of loan to home value) and consequently you must take out CMHC insurance to cover the lender if you default on the mortgage.
